Bavdhan property rates in 2026, and why sources disagree

One portal says ₹7,500 a square foot. Another says ₹11,950. That is a sixty per cent spread on the same suburb in the same year, and the reason is worth understanding.

Ask what a flat costs in Bavdhan and you will get an answer in four seconds and a contradiction in thirty. One source puts apartments at ₹7,500 to ₹10,500 a square foot. Another puts the average at ₹11,950. A third describes the mid-segment corridor as ₹7,500 to ₹9,500.

That is a spread of about sixty per cent on what is supposedly one figure for one suburb. Nobody is lying. They are averaging different buildings, and once you know which, the numbers stop fighting each other.

Why the averages disagree

A locality average is only as useful as the stock it covers, and Bavdhan holds at least three markets that have very little to do with one another.

  • Older resale stock in the interior lanes, often with smaller layouts, no podium and limited covered parking. This is where the low numbers come from.
  • Mid-segment launches, which is where most of the volume sits and where the ₹7,500 to ₹9,500 band belongs.
  • New high-rise towers with a hill aspect, which pull the top of the range well past ₹10,500 and drag any average that includes them upwards.

A source weighted towards resale reports one number. A source weighted towards new launches reports another. Both describe Bavdhan. Neither describes the flat you are about to be shown.

What the ask looks like by configuration

Published asking ranges for Bavdhan put a 2 BHK between roughly ₹70 lakh and ₹1.1 crore, and a 3 BHK between ₹1.1 crore and ₹1.8 crore, varying with tower, floor and aspect.

Those are wide bands, and the width is the information. A suburb where the same configuration spans a sixty per cent range is a suburb where the building matters more than the postcode.

The trend, and what it does not promise

Reported appreciation runs at about 5 to 7 per cent a year across 2023 to 2025, broadly in line with the rest of west Pune’s mid-tier. Over five years the reported rise is around 20.7 per cent.

That is steady rather than spectacular, and it is worth saying plainly: Bavdhan has not had the kind of re-rating that turns a suburb into a story. It has had ordinary, compounding growth in a market with real end-user demand behind it.

Whether the approved metro extension changes that is the open question, and it is a question rather than a forecast.

What this means for Serenique specifically

It means very little, and that is the honest answer.

The developer has published no price list, no carpet areas and no floor plans for this project. Taking a Bavdhan average and presenting it as this project’s pricing would be inventing a number, which is the one thing this site does not do.

What the locality data does give you is a sanity check for later. When a price list does arrive, you will be able to see where it sits against the suburb rather than accepting it cold.

Three questions to carry into any quote

  1. Is the rate on carpet area? Under RERA the sale is on carpet, so that is the only basis on which two projects can be compared. A rate quoted on any other basis is not comparable to anything.
  2. What is the all-inclusive figure? Rate per square foot excludes floor rise, parking, club charges, GST, stamp duty and registration. Those add materially, and they are the part people forget to budget for.
  3. What did the last three flats in this building actually transact at? Asking rates are published. Transacted rates are not, and the gap between them is where the negotiation lives.

Bavdhan is a decent address with genuine end-user demand behind it. That case does not need a five-year chart to make it, and a seller who leads with the chart rather than the building is telling you which of the two is stronger.
